Roofing in Pleasant Grove and Lindon, Utah

King Roofing replaces and repairs roofs in Pleasant Grove and Lindon from our office next door in Orem. Book a free inspection and we'll check your roof for hail, wind, and tree damage, photograph every slope, and tell you plainly what it needs. If a storm caused the damage, we meet your adjuster.

Two neighboring cities, two kinds of roofs

Pleasant Grove and Lindon sit side by side under Mount Timpanogos, between Orem and American Fork, and they share the same storms. Their housing is different, though, and that changes what we look for.

Pleasant Grove calls itself "Utah's City of Trees," and it earns the name. Older neighborhoods near downtown and along the main roads have big, mature shade trees and homes that have been reroofed more than once. North toward Manila and east up the bench toward Grove Creek and Battle Creek canyons, homes are newer and larger, with more complex rooflines.

Lindon goes by "A Little Bit of Country." Many homes sit on larger lots, some with detached garages, shops, or other outbuildings. The east side climbs the bench toward the mountains, while west Lindon runs out toward Utah Lake and the Lindon marina.

Trees and roofs: what Pleasant Grove homeowners should watch

Shade trees are a big part of why people love these neighborhoods, but they're hard on a roof:

  • Branch rub. Limbs that touch the roof scrape granules off shingles every time the wind blows. Over time that leaves bare, worn patches.
  • Clogged gutters and valleys. Leaves and needles collect in valleys and gutters. Water backs up, and in winter it freezes at the eaves.
  • Shade that stays damp. Slopes that never see the sun dry out slowly after rain and snow, which wears shingles faster than sunny slopes.
  • Storm debris. Wind can drop branches onto the roof, cracking shingles or punching through to the deck.

Keeping limbs trimmed back from the roofline and gutters clear does more for an older roof than most homeowners expect. During a free inspection we point out where trees are causing wear.

Bench snow and freeze-thaw

Homes on the Pleasant Grove and Lindon benches sit closer to the mountains and typically hold snow longer than homes on the valley floor. Snow melts during sunny winter afternoons, the water runs to the cold eaves, and it refreezes overnight. Repeat that through a winter and water can work its way under shingles and into the attic. Ice and water protection at the eaves and valleys, and an attic that's vented from the eaves to the ridge, are the two details we check first.

Hail in north-central Utah County

Summer thunderstorms that build over the Wasatch can drop hail across Pleasant Grove and Lindon in a narrow band. Because storms are patchy, your roof may be damaged even if a friend across town saw nothing. Dented gutters, dented roof vents, and granules in your downspouts are the easiest signs to spot from the ground.

This Pleasant Grove job has already been shared on our Google Business Profile (city-level only):

  • Hail, full reroof: GAF Timberline HDZ® shingles in Weathered Wood with brown drip edge across 30 squares, ice and water protection at the eaves and valleys, and ridge vent so the attic can exhaust. Two sheets of OSB went in where the decking was soft, the gutters were detached and reset, and we pulled the Pleasant Grove re-roof permit.
