There is no tear-off, so the focus is sequencing the roof correctly within the overall build.

A full re-roof is a different job. We strip the existing roof to the deck, inspect the sheathing for rot or storm damage, replace any compromised wood, and rebuild from there. A tear-off lets us see and correct what a layover would hide. Residential and Commercial Roof Installation

Sloped residential roofs shed water by gravity and rely on overlapping shingles, panels, or tile. Flat commercial roofs rely on a continuous membrane and proper drainage to move water off a near-level surface.

Ventilation and Underlayment: The System Under the Surface

Most roofs that fail early fail underneath the visible material. Two layers do the quiet work. Underlayment is the water-resistant barrier between your deck and the surface material; in our climates we use ice-and-water shield at eaves and valleys, where ice dams and snowmelt push water back up under the roof. Ventilation balances intake at the soffit with exhaust at the ridge so heat and moisture leave the attic instead of cooking shingles from below or feeding condensation and rot in winter.

Get these wrong and no surface material will last. Proper intake ventilation often depends on clear soffit and fascia, and water has to leave the roof through working gutters, so we look at the whole drainage path, not just the field of the roof.

  • Ice-and-water shield: Sealed protection at eaves and valleys against ice dams and wind-driven snowmelt
  • Balanced ventilation: Soffit intake plus ridge exhaust to control attic heat and winter condensation
  • Flashing: Metal details at valleys, walls, chimneys, and penetrations where leaks usually start

  • Surface installation: Shingles, metal panels, or tile installed to GAF and manufacturer specification
